Charleston Is Growing: 10 Communities Shaping What Comes Next

Charleston has a way of making you fall in love with an entire lifestyle. The porches. The water. The dinner reservations you make before you have even unpacked. And as more people decide they want a seat at this very delicious Lowcountry table, the question becomes: where will everyone live?

Across Greater Charleston, communities are adding more than rooftops. They are bringing together homes, parks, trails, shops and gathering spaces—and, in some cases, creating entirely new places to live along the waterfront.

Here is a closer look at ten communities shaping that growth and what each offers, or plans to offer.

One detail to keep in mind: several of these are established neighborhoods still expanding. Planned homes represent long-term development, rather than homes arriving all at once, and amenities vary by neighborhood and phase.

Cane Bay Plantation: A Neighborhood With Everyday Life Built In

Location: Berkeley County, in the Summerville area

Cane Bay has grown into a collection of neighborhoods connected by trails and everyday conveniences. Its lifestyle includes schools, shopping, neighborhood recreation and the Cane Bay Family YMCA, which also houses a Berkeley County library branch.

The housing choices extend beyond one builder or one style. For example, Westpark offers three-level townhomes, while neighborhoods within Lakes of Cane Bay bring a different experience centered on the lake system. In The Coves, advertised amenities include a pool, pavilion, playground and dog park, plus lake access for kayaking, paddleboarding and fishing.

My take? Cane Bay belongs on the list when you want neighborhood amenities and a range of home options. Just make sure we compare the specific subsection: pool access, lake privileges and association costs need to be checked for the home you are buying. YMCA membership is separate.

Nexton: Homes, Dining and a Whole Lot of Convenience

Location: Summerville area, Berkeley County

Nexton combines residential neighborhoods with a growing mix of shops, restaurants, services and workplaces. Its published community information describes multiple builders and home types, with recreation that includes parks, trails, pools and gathering spaces.

There are also options for buyers looking for an active adult community, including Del Webb and Hammock Walk. That variety gives us room to compare the lifestyle you want alongside the floor plan you love.

What stands out to me is the chance to make more of your daily life happen close to home. Dinner, a walk and a neighborhood event can become part of the routine. Amenities are neighborhood-specific, though, so we will confirm exactly what comes with your address.

Point Hope: A Growing Community on the Cainhoy Peninsula

Location: Charleston's Cainhoy peninsula, Berkeley County

Point Hope is designed around neighborhoods connected to shops, restaurants, schools, offices and medical care. Its larger plan includes parks, trails and substantial protected natural areas, with development expected to unfold over decades.

The community is also broadening its housing choices. Del Webb Point Hope offers a 55+ option, while the announced LC Point Hope project will add approximately 450 rental residences in a mix of apartments, row homes and townhomes. LC's plans include a restaurant and social hub, coffeehouse and fitness concept.

For me, the appeal is the combination of a growing neighborhood center and the landscape of the Cainhoy peninsula. If this area catches your eye, we should drive your actual commute along Clements Ferry Road and compare the neighborhoods individually.

Summers Corner: Lakes, Gardens and Room to Slow Down

Location: Summerville, Dorchester County

Summers Corner leans into outdoor living, with parks, trails and Buffalo Lake as part of its identity. The lake pavilion provides a setting for community gatherings and activities, including fishing events, outdoor art and yoga.

The community also advertises The Club at Summers Corner, with plans for pools, water slides, cabanas, children's aquatic play areas and adult-oriented spaces. Its published FAQ says construction is underway but does not establish an opening date. Membership and fees should be checked for each property. Horizons at Summers Corner has its own separate club offering.

This is one I would explore if your ideal afternoon involves a walk, a garden and a little breathing room. I would also look closely at which amenities are available today and which belong to a future phase.

Lake Village: A Newly Approved Chapter in Berkeley County

Location: Highway 17A corridor near Cane Bay

Lake Village is among the newer approvals on this list. Berkeley County Council approved the planned development in September 2026, with approximately 5,500 residences and a mix of housing, commercial uses and some affordable housing.

Reporting on the agreement describes infrastructure investment, land for a future school and fire/EMS facilities, and a lake system intended to support stormwater management and recreation. Full build-out is expected to take approximately 15 to 20 years, with additional permitting still required.

This is a project to watch as plans turn into specific neighborhoods and offerings. Approval gives us a clearer picture of the direction, but builder releases, prices and delivery dates will tell buyers when it becomes a practical option.

Carnes Crossroads: Fresh Produce Meets Front-Porch Living

Location: Goose Creek, Berkeley County, near Summerville

Carnes Crossroads brings an agricultural focus to neighborhood living through its agrihood. The farm and new amenities have opened, adding another layer to a community already known for parks, trails, pools, splash areas and its Green Barn gathering space.

Its amenities include the Lakehouse and fitness facilities, while the broader community incorporates homes, shops, healthcare and schools. The farm-centered concept gives the neighborhood a distinctive identity.

You know I love a home with character, and I love when a neighborhood has some, too. If farm-fresh living and community gatherings sound like your kind of weekend, Carnes deserves a closer look.

Long Savanna: More New-Construction Choices in West Ashley

Location: West Ashley, Charleston

Marketed as Long Savanna, this growing community offers plans for townhomes and single-family homes. Pulte describes ponds, trails and an amenity campus with a pool, clubhouse and pickleball courts. Mungo's published plans also include a pool and pavilion, playgrounds, pocket parks, a dog park and trails.

For buyers focused on West Ashley, this adds another new-construction option to compare. The appeal is a new home with neighborhood recreation in an area that may suit your existing work, shopping and social routines.

As homes and amenities are delivered, we will want to review the construction schedule, surrounding phases and the exact features attached to each builder's offering.

Magnolia Landing: A New Waterfront District on the Upper Peninsula

Location: Charleston's upper peninsula, along the Ashley River

Magnolia Landing is a 192-acre mixed-use development planned along approximately 1.5 miles of the Ashley River. The developer's published vision includes up to 4,000 residences, retail, offices, hotel uses and approximately 25 acres of public parks and green space.

Waterfront gathering spaces, cafés, docks and marinas are part of that vision. This is a larger urban district taking shape, with housing and commercial activity intended to share the same waterfront setting.

This is one I am especially interested in watching for its potential to create a new Charleston destination. For buyers, the details will come into focus as individual residential projects, public spaces and commercial tenants are announced.

Foxbank Plantation: Lake-Centered Living in Moncks Corner

Location: Moncks Corner, Berkeley County

Foxbank is an established master-planned community with a signature 67-acre lake, protected wetlands, parks and recreation spaces. Published community information describes pools, a dock, a pavilion, a great lawn, play areas and sidewalks.

Housing includes single-family neighborhoods and rental options such as HARMON Foxbank's three- and four-bedroom townhomes. That mix makes it useful to compare when considering both a move and the timing of a purchase.

The lake is a big part of the appeal here. I would put Foxbank on your tour list if Moncks Corner fits your daily routine and you want outdoor amenities to be part of home life.

Carolina Park: Mount Pleasant Living With Different Ways to Make It Yours

Location: Mount Pleasant, Charleston County

Carolina Park offers traditional neighborhoods in The Village alongside custom and luxury homes in Riverside. Its recreation includes pools, parks, preserved natural areas and community gathering spaces, with schools, a library and other services in the surrounding community.

Riverside adds a custom-home focus, with homesites advertised at approximately a quarter to a half acre and amenities including the Lake Club. Access varies by neighborhood, so the distinction between The Village and Riverside matters when comparing properties.

As a Mount Pleasant resident, I know the daily routine matters just as much as the house. Carolina Park is worth exploring when you want to compare neighborhood amenities, custom-home options and the practicalities of living in northern Mount Pleasant.

Finding Your Place in Charleston's Next Chapter

The right community starts with how you want to live. Maybe that means dinner close to home in Nexton, a farm-centered neighborhood at Carnes Crossroads, a new home in West Ashley or a custom home in Mount Pleasant.

When we compare communities, I want to look beyond the model home: your commute, total monthly costs, amenity access, lot placement and what is planned around you all belong in the conversation.
