Where to Stay in Charleston, Kiawah & Seabrook: My Insider’s Guide

When you’re coming to Charleston to explore homes, you want more than just a place to sleep — you want to experiencethe Lowcountry. The right hotel can make your trip feel like a mini vacation, give you easy access to neighborhoods you’re considering, and let you wake up with a view that reminds you why Charleston is such a special place to call home.
I’ve pulled together my favorite hotels and resorts in Charleston, Mount Pleasant, Kiawah, and Seabrook — including some of the brand-new boutique openings and those beautiful waterfront and marina-front options that give you a true taste of life on the water.
🌟 Downtown Charleston: Boutique Hotels & Iconic Favorites
If walkability, history, and Charleston charm are your priority, stay in the heart of the Historic District.

Hotel Bennett (King Street) – The crown jewel of Charleston luxury. Rooftop pool and cabanas, a champagne bar called Camellias, and sweeping views of Marion Square. Rooms start around $370/night and go up for suites — worth it for the location and elegance.

Hotel Emeline (Church Street) – Playful boutique style, with record players in rooms, a leafy courtyard, and one of my favorite restaurants, Frannie & The Fox, right downstairs. Expect rates around $240–$300/night.

The Mills House (Meeting & Queen Streets) – Classic Charleston architecture and a dreamy rooftop pool. This one is great if you want that historic vibe without breaking the bank — rates often start under $250/night.

The Charleston Place (Meeting Street) – A Charleston icon. Elegant marble-filled rooms, a rooftop pool, multiple on-site restaurants, and even its own luxury shops. Perfect if you want a grand, full-service experience right in the middle of downtown.

The Palmetto Hotel – One of downtown’s newer boutique gems, steps from Waterfront Park. Luxe touches like Nespresso machines, plush robes, and some rooms with private balconies.

The Nickel Hotel – Opened in 2025, this spot feels like your own stylish apartment with kitchens, washers/dryers, and a guest-only cocktail bar. Perfect for extended stays or families who like a little independence.

The Loutrel – A serene, luxurious hideaway with a beautiful Veranda Lounge and nightly turndown service. Think “quiet boutique” rather than a busy resort.

The Cooper (Opening 2025) – Charleston’s first true downtown waterfront luxury hotel. Imagine a resort-style pool, spa, and private marina — all just steps from the French Quarter. This will be a showstopper once open.

Want to wake up with boats in view? There are some fantastic options if you want to be near the water, whether you’re a boater or just love the vibe.

Charleston Harbor Resort & Marina (Mount Pleasant) – Right on the marina with its own private beach, multiple pools, restaurants, and spa. You can grab a drink at the Bridge Bar and watch the sunset over the Ravenel Bridge.

Hilton Garden Inn Charleston Waterfront/Downtown – A more budget-friendly option on the Ashley Marina with easy access to downtown and marina life.
🏝 Kiawah & Seabrook Island Retreats
If you’re looking at properties on Kiawah or Seabrook, stay on the islands and soak up the coastal lifestyle.

The Sanctuary at Kiawah Island Golf Resort – A five-star beachfront resort with incredible dining, spa, and ocean views. Room rates usually start around $700/night.

Andell Inn (Freshfields Village) – A charming boutique inn with studio, one-bedroom, and two-bedroom suites (many with kitchens), a beautiful pool deck, and easy access to shops and restaurants.

If you’re coming in for house-hunting, think about how you’ll be spending your time. Do you want to be able to walk everywhere downtown between showings? Go for Hotel Bennett, Emeline, The Charleston Place, or The Nickel. Want to picture life on the water? Charleston Harbor Resort & Marina is perfect for that. If Kiawah or Seabrook are on your radar, staying at The Sanctuary or Andell Inn will let you feel what island life could be like.
